REPORT FORMAT PREVIEW

See what the $79 Florida Condo Diligence Snapshot looks like.

This page shows the structure and level of sourcing used in the paid deliverable. Every fact below is intentionally fictional or generic. A real paid report is built for the association/building entered at checkout and cites the public sources actually reviewed.

Subject match
Sample Shores Condominium Association — Demo Address, Florida
Identity match: demo

Real reports first reconcile the association/building identity across available public records. Ambiguous matches are flagged instead of guessed.

DBPR / SIRS reporting-status signal
Example: record located / status field captured / source date recorded

The report records what the authoritative source shows at the time of review and distinguishes an observed reporting signal from a legal conclusion about compliance.

Source format: Florida DBPR public record or database URL · accessed YYYY-MM-DD · exact record/match notes
Corporate entity signal
Example: entity name, status, filing identifier, registered record match

Public corporate records are used to cross-check entity identity and current record status where matchable.

Source format: Florida Division of Corporations / Sunbiz URL · accessed YYYY-MM-DD · match basis
Building age + milestone exposure signal
Example: year built captured; applicable public inspection/deadline signal summarized

Where authoritative local/property records are matchable, the report records age and the public signals relevant to milestone-inspection exposure. It does not substitute for an engineer or local authority determination.

Source format: county property appraiser, local authority, or other authoritative public source · accessed YYYY-MM-DD
Exceptions / unresolved gaps
Example: one source uses a different entity name; no authoritative match found for another field

Missing, contradictory and ambiguous records are surfaced explicitly. Absence of a public record is never silently converted into “compliant,” “clear,” or “no issue.”

30-day tracked-signal watch
Baseline date → watch end date

The specific public signals captured in the baseline are rechecked during the purchased 30-day period. Material tracked changes are added to the private report’s dated change log.

Change log example: YYYY-MM-DD — tracked public record changed from [prior observed value] to [new observed value]. Source rechecked.

What is intentionally not in the Snapshot

It is not legal advice, engineering advice, a physical inspection, appraisal, title opinion, insurance opinion, lender approval, investment recommendation, compliance certification, or a guarantee that public records are complete or current. Private association documents such as budgets, minutes, insurance policies and reserve studies may require separate document review by the buyer and appropriate professionals.
